By Azrah Madden, Principal, Madden Estate Agents, Ipswich
Choosing an agent is one of the biggest financial decisions in a sale, yet many sellers interview only one or two agents and choose on price or personality. Here are nine questions that separate a good Ipswich agent from an average one, and what a strong answer sounds like. Ask them of every agent you interview, including us.
1. What have you sold near me in the last six months?
You want real, recent, nearby evidence, not a glossy brochure. A good agent can name the sales, explain why each one sold for what it did, and tell you which ones are genuinely comparable to your home.
2. How did you arrive at your price estimate?
Beware the highest number. Ask to see the comparable sales behind it. An inflated appraisal can win a listing and then cost you weeks on the market and a lower final price.
3. Does my land have extra value?
Many Ipswich homes sit on blocks that could be subdivided or support a second dwelling. An agent who only looks at the house may miss value that a builder or developer would pay for.
4. Who is the likely buyer, and how will you reach them?
A first home buyer in Goodna, an upgrader in Spring Mountain and an acreage buyer in Karalee need completely different campaigns. Ask for a specific plan, not a standard package.
5. Who will actually handle my sale?
Will the person you meet today be the one negotiating with buyers? At larger offices your sale may be handed to a junior associate.
6. What are the total costs?
Ask for commission and marketing costs in writing, including what happens if the property does not sell.
7. How will you keep me informed?
Ask how often you will get feedback from inspections and buyers, and in what form.
8. Can I read your reviews?
Independent, verified reviews are one of the best signals available. On realestate.com.au, look at the agent’s profile, the number of reviews and whether they come from real sellers in your area. For transparency: Azrah Madden’s realestate.com.au profile shows a 5.0 rating from 30 verified reviews, and you can read them all here.
9. What would you do if we get no offers in the first two weeks?
A good agent has a plan for every stage, not just the launch. Their answer tells you how they think under pressure.
A quick checklist

- A campaign built for your likely buyer

Frequently asked questions
How do I find the best real estate agent in Ipswich?
Interview at least two or three agents, ask each for recent comparable sales near your home, check verified reviews on realestate.com.au, and choose the one whose price estimate is backed by evidence rather than the highest number.
What should I ask a real estate agent before signing?
Ask about recent nearby sales, how they priced your home, who your likely buyer is, who will handle the sale, total costs, communication, and their plan if early offers do not come.
