Acreage and Large Blocks in Ipswich: Karalee, Walloon and Brassall in 2026

Not every Ipswich buyer wants a new estate. Karalee, Walloon and Brassall offer something harder to find in South East Queensland: space. Each has a different market, and each needs a different approach if you are selling a larger block.

Karalee: premium, patient buyers

Karalee has the highest median of any suburb in our spring update and the most measured market, with growth of 7.1 percent and a median 41 days on market. Karalee typically appeals to families buying a lifestyle: acreage, the Brisbane River nearby and space for horses, sheds and pools. Buyers at this price point take their time and compare carefully. A well planned campaign, strong presentation of the land itself and realistic pricing are what move these homes.

Walloon: value and fast sales

Walloon combines large lot living with a median well under Karalee’s, and homes are selling in a median 27 days. It also has the highest gross rental yield of the three at 4.0 percent. For buyers who want room without the Karalee price tag, Walloon has become a genuine alternative, and the numbers show it.

Brassall: large blocks close to town

Brassall sits only a few minutes from the Ipswich CBD and recorded 210 house sales over the year, with 16.4 percent growth. Many Brassall homes are on generous suburban blocks, and some have subdivision or second dwelling potential under the planning scheme.

What a large block is really worth

With a large block, the question is not only what the house is worth. It is what the land could become. In Ipswich’s Large Lot precinct the minimum lot size is 4,000 square metres, so a block of around one hectare or more may, subject to overlays, access and services, be able to create additional lots. On smaller suburban blocks in Brassall, the minimum may be 600 square metres or similar, opening up rear lot or dual occupancy options.
