Over the past twelve months it recorded more house sales than any of the 17 suburbs in our spring market update, prices rose by almost a fifth, and homes sold faster than almost anywhere else in the region.

Why Redbank Plains is so active

Redbank Plains sits between Ipswich and Springfield, a short drive from both the Ipswich Motorway and the Centenary Highway. It combines older, established streets with larger blocks alongside newer estates, which gives buyers a wide range of price points in one suburb. That breadth is exactly why it turns over so much stock: first home buyers, upgraders and investors can all find something here.

Realestate.com.au also shows 157 houses were available in the past month and more than 2,200 buyers interested in the suburb. High supply and high demand at the same time means buyers are comparing carefully. Your home is never viewed in isolation.

What makes a Redbank Plains home sell for more

  • Block size and access. Parts of Redbank Plains have large, deep blocks. Where there is enough frontage and area, some can be subdivided under Ipswich City Council’s planning scheme. A block with genuine development potential can attract builders and small developers as well as home buyers, which widens the buyer pool.
  • Side access and shedding. Space for a boat, caravan or trailer appeals to a large share of buyers in a suburb with bigger blocks like this one.
  • Accurate pricing from recent sales. With hundreds of sales a year, there is no shortage of evidence. Buyers know the market, so a price guide that ignores it will be noticed.

Is now a good time to sell in Redbank Plains?

With a 23 day median time on market and 18.7 percent growth, conditions favour sellers. The main risk is not the market, it is standing out among the many homes listed at any one time. A clear price strategy and strong presentation in the first fortnight make the difference.
